At TDI, we aim to maximize the value of our current portfolio, provide essential housing for educators, first responders, and other individuals who serve our communities, and execute on a preferred equity investment strategy in partnership with high-quality institutional sponsors.
HFC Partnerships
When the original founders started the organization in 1989, they outlined values that they wanted the organization to exemplify in the community and help guide decision-making. One of those values is being committed to service, a pillar that has been brought to life in a new way as they expand their work in attainable housing.
In DFW, like in many growing urban areas, the demand for housing has increased significantly, and without a focus on attainable housing, there’s a risk of exacerbating economic disparities and social fragmentation. For TDI, balancing housing development with affordability is key to fostering a vibrant, inclusive, and sustainable community.
Our goal is to be the industry leader in quality attainable housing by providing Class-A communities in the DFW metroplex. We do this through partnerships with either the Housing Finance Corporation (HFC) or Housing Authority (HA).
Right now, TDI currently has four communities that offer residents an attainable option for living in the communities in which they live and serve. These communities are all structured in a way that half of the units are set aside for families making less than 80% of AMI. In some scenarios, the communities also have 5-15% of units set aside for 50-60% AMI. This has helped provide more than 1,500 homes for people in need.

Allowing residents to allocate more of their income to other essential needs, such as healthcare, education, and savings.
Building a more Diverse Community
Helping to maintain a diverse population, supporting a mix of income levels and socioeconomic backgrounds. Diversity enriches the community culturally and socially.
Aiding Workforce Retention
Many workers, especially those in essential roles like teachers, nurses, and service providers, may struggle to find affordable housing close to their workplaces. Attainable housing helps ensure these vital professionals can live in the city where they work, contributing to a stable and effective workforce.
Reducing Homelessness
Access to attainable housing can reduce homelessness and housing instability, providing more people with a safe, secure place to live.
Supporting Urban Development
Ensuring a mix of housing options supports balanced urban development. Without attainable housing, only higher-income residents may be able to afford to live in desirable areas, leading to economic segregation and potentially neglecting low- and moderate-income neighborhoods.
Relieving Transportation Woes
Affordable housing close to job centers can reduce the need for long commutes, lowering transportation costs and decreasing traffic congestion, which benefits the environment and quality of life.
Apartment Life
People are at the forefront of everything that we do which is why each community TDI owns offers Apartment Life (Formerly known as CARES). This program is designed to help facilitate connection, bring residents together, and build a sense of community.
Apartment Life transforms the resident experience by prioritizing personal connections through individual visits, engaging events, and on-site celebrations. By fostering a sense of community and camaraderie among neighbors, Apartment Life enriches the apartment living experience and supports our partners in reaching their objectives. After all, meaningful interactions with residents benefit both the community and the business.
Apartment Life coordinators are dedicated to supporting residents through life’s ups and downs, whether it’s lending a sympathetic ear during a rough day or offering assistance during significant life changes like job loss or the arrival of a new baby. They are well-versed in connecting with a wide range of community support resources and collaborate with your onsite team to ensure residents receive timely and valuable assistance when they need it most.
By implementing Apartment Life in our communities, TDI is able to improve resident satisfaction through connections. A study conducted by Witten Advisors found that increasing a resident’s friendships within their apartment community nearly doubles their likelihood to renew.
